Job Description AIR Communities is hiring an Apartment Maintenance Manager for Flats 8300 in Bethesda, Maryland.
In this leadership role, you'll oversee all maintenance operations for the community, including team leadership, preventative maintenance, vendor management, apartment turns, resident service requests, compliance, and budget performance. You'll play a key role in protecting the value of the asset while delivering the exceptional resident experience that keeps residents proud to call Flats 8300 home. What We Offer
- Expected pay rate of $77,000 - $85,000 annual salary + 15% target bonus opportunity. You will be provided a pay rate that is in line with your skills and experience as they relate to the requirements of the job.
- Monthly Customer Service Satisfaction Bonuses . Service Managers who excel at consistently providing positive resident experiences can earn up to $250 per month.

What You Will Do
- Lead, coach, and support the maintenance team while delivering exceptional service to residents and team members.
- Manage all aspects of property maintenance, including vendor relationships, service staff, preventative maintenance, apartment turns, and resident service requests
- Identify maintenance and capital improvement needs, partner with leadership on priorities, and help drive projects that enhance resident satisfaction
- Ensure compliance with AIR operating procedures, Environmental Health & Safety standards, and regulatory requirements
- Manage budgets efficiently while maintaining high standards of quality and customer service
Qualifications
What You Have
- 3+ years of property maintenance or facilities management experience, including experience overseeing building systems, preventative maintenance programs, and service operations.
- 1-3 years of team leadership experience in maintenance and customer service environments
- Reliable transportation
- Demonstrated technical knowledge of HVAC, plumbing, electrical, appliance repair, and general building systems.
- Ability to work a flexible schedule, including evenings, weekends, and on-call shifts (at least one week per month)
- Ability to safely move heavy equipment and machinery
- Ability to read, write, and speak English Who You Are
