Job Description We are hiring an Apartment Maintenance Manager for Highlands Grand Terrace.

Working alongside community leadership, you'll oversee maintenance operations, capital planning, vendor partnerships, and service delivery while ensuring the property is maintained to the highest standards.
What We Offer
AIR offers a comprehensive compensation and benefits package, including:
- Expected pay rate of $80,000-$93,000 annually + 15% target bonus opportunity. You will be provided a pay rate that is in line with your skills and experience as they relate to the requirements of the job.
- Monthly Customer Service Satisfaction Bonuses . Service Managers who excel at consistently providing positive resident experiences can earn up to $250 per month.

What You Will Do
- Lead, mentor, and develop a high-performing maintenance team.
- Oversee all aspects of property maintenance, including preventative maintenance, apartment turns, resident service requests, and vendor relationships.
- Drive the execution of maintenance strategies that support resident satisfaction, asset preservation, and operational performance.
- Partner with community leadership to identify, prioritize, and execute capital improvement projects that enhance resident satisfaction, operational efficiency, and asset value.
- Manage budgets, inventory, and resources with a focus on quality, efficiency, and long-term value.
- Ensure compliance with company standards, Environmental Health & Safety requirements, and applicable regulations.
Qualifications
What You Have
- 3+ years of maintenance leadership experience in multifamily housing, facilities management, hospitality, commercial real estate, or a related environment.
- Proven success leading and developing maintenance teams.
- Strong technical expertise in HVAC, plumbing, electrical, appliance repair, and general building systems.
- Experience managing vendors, preventative maintenance programs, apartment turns, and operating budgets.
- Reliable transportation.
- Participate in a scheduled on-call rotation to support emergency maintenance needs.
- Ability to safely perform the physical requirements of the role.
- Ability to read, write, and communicate effectively in English. Who You Are
